The agreed rental lease is characterized by a reduced fee. The fee in this type of contract cannot exceed the maximum level established by territorial agreements between owners’ and tenants’ organizations. This contract can be used for residential, transient, and university student contracts. This type of agreement is very convenient for privately owned houses leased to private individuals, students and nonprofit cooperatives. The duration of this contract may be 3 years +2 (or 3) for renewal for housing, 6 months to 3 years for university students, 1 month to 18 months for transitional contracts. The advantages are that the tenants pay less rent than foreseen by the current market price and benefit from tax deductions for Irpef purposes and landlords benefit from tax incentives using the 10% fix tax “cedolare secca” instead of 21% provided for free rental prices.
